Rodent infestation. We see this a lot in older homes throughout Chesapeake and the western Virginia Beach zip codes. Mice and squirrels love attic insulation. They nest in it, use it as a bathroom, and render it useless in the process. More importantly, rodent contamination creates real health concerns. You don’t add insulation on top of that.
Water intrusion. Roof leak, plumbing issue, HVAC condensation problem. If water got into your attic insulation, that insulation needs to come out. Wet insulation loses R-value, promotes mold growth, and can damage the structure underneath it.
Mold or mildew. Visible mold in the attic is a sign of a moisture problem. You address the moisture source first, then remove the contaminated material, sanitize, and start fresh.
Very old insulation. Pre-1980 homes sometimes have vermiculite insulation, which can contain asbestos. That requires professional testing and removal, not something you just add to.
