Air Sealing in Virginia Beach

Here’s something that might bug you: even with great insulation, air leaks can waste 25-40% of your heating and cooling. All those little gaps and cracks around your house add up to basically leaving a window open all year.

We’re Level Home Pros. Air sealing isn’t exciting—nobody’s posting about it on Instagram—but dollar for dollar, it’s one of the smartest things you can do for your house.

Why Insulation Isn't Enough

Insulation slows heat moving through solid stuff—your walls, your ceiling. But if air is flowing freely through gaps around light fixtures, outlets, plumbing holes, whatever—the insulation can’t help you.

It’s like wearing a sweater with holes in it. The sweater helps, but the cold air coming through the holes still makes you cold.

Where the Leaks Are

Attic is usually the biggest source. Gaps around recessed lights, the attic hatch, plumbing and electrical holes, ductwork connections, where interior walls meet the ceiling. There are more holes up there than you’d think.

Crawl space is the other big one. Where the floor meets the foundation, pipe and wire holes, around ductwork.

Living space too—around windows and doors, outlets on exterior walls, fireplace dampers. These are usually smaller but they add up.

What We Do

We go through your attic and crawl space systematically, finding all the leaks. Experience tells us where to look, but every house is different.

Then we seal everything with the right materials—caulk for small gaps, expanding foam for medium ones, rigid foam for bigger openings, weatherstripping for moving parts.

Air Seal First, Then Insulate

If you’re adding insulation, do the air sealing first. Once the insulation is in place, a lot of those leaks become impossible to get to. Seal first, then insulate. That’s the right sequence.

What You'll Notice

Most people see 10-20% energy savings, sometimes more if the house was really leaky. Drafts go away. Hot and cold spots even out. The house gets quieter—air leaks let noise in too. And your indoor air quality improves because you’re controlling where air enters.

Will My House Be Too Tight?

People ask this a lot. Very tight new construction can need mechanical ventilation, but the vast majority of existing homes—especially older ones—stay plenty ventilated even after aggressive air sealing. We can assess your specific situation.

Probable Costs

Depends on your home’s size and how many leaks there are. Usually pays for itself in 2-4 years through energy savings. The sealing materials last basically forever.

Financing through Wisetack. Up to 10% off for military and veterans.

Common Questions

Can I do this myself?

Some of it—caulking around windows, sure. But the big leaks are usually in attics and crawl spaces where it’s hard to access and you need to know what you’re looking for. Professional sealing gets way better results.

Yeah. Studies consistently show air sealing is one of the most cost-effective energy upgrades. Most people feel the difference right away.
